Finance Manager/Controller (Limassol, Cyprus)
Finance Manager/Controller role with a luxury residential development company in Limassol, Cyprus. Responsibilities include financial control, management reporting, banking relations, and project-specific financial support. Requires 4+ PQE and Cyprus experience.
Managing several development projects in Cyprus and overseas, including related SPVs and other functions. Key Responsibilities: Financial Control & Management Reporting • Prepare and maintain management reporting (P&L, Cash Flow, Budget) • Budget management: prepare, maintain, analyze variances, implement changes, actual reporting and forecast preparation, approval. • Support financial planning and modeling (existing and new projects) • Prepare regular reports for shareholders, senior management, investors, banks, etc. Banking & Financial Institutions • Liaise with local and international banks • Manage KYC / AML processes and documentation • Support bank account opening, maintenance, reporting. • Participate in financing activities (investors, banks, funds, etc.) Operational Finance • Oversee and execute payments, budget checks • Manage cash flow and liquidity • Review contracts from a financial perspective (terms, risks, obligations) • Monitor accounts payable and receivable • Monitor accounts payable and receivable Accounting & Documentation • Oversee preparation and acceptance of core accounting documentation • Coordinate with internal and external accountants and auditors • Prepare data for statutory and tax reporting • Ensure compliance with local accounting requirements Project-Specific (Development Focus) • Financial support of the construction project (CAPEX, contractors, funding stages) • Monitor project costs, contractors, suppliers, budget check • Contribute to financial process improvements and automation, including Procore and other CRM and ERP systems.
• 4+ PQE in finance • Mandatory experience working in Cyprus • Experience in real estate development / construction / investment projects is a strong advantage • Solid experience in management reporting • Hands-on experience with banks and KYC/AML procedures • Understanding of accounting principles • Fluency in both English and Russian • Strong attention to detail and ability to work in a dynamic environment
